Austin's Heating Up...New AC Laws Home Owners, Buyers and Sellers Need to Know About

Today I felt it....that stuffy oven feeling in my car that reminds me of the long hot days of summer in Austin, TX. It's still Spring time now. Most days offer the perfect climate for a hip Austin patio and a margarita (try the Cedar Door for a Mexican Martini on your next outing).Sun images by Salvatore Vuono Yet today, my car's AC took too long to cool down the car, which made me think about my home's AC Unit and important information and new laws that will every Homeowner, Buyer and Seller need to know.

Known as the R410-A Mandate, as of January 1, 2010 the Environmental Protection Agency has passed a law that changes the way your AC units will be repaired and serviced.

The use of Freon® (also known as, R-22 and HCFC-22) and AC system parts that utilize Freon® are banned and must be replaced with products and system parts that are compatible with Puron® (R-410A).

Now take a moment and guess my next point....

Yep, you guessed it, the switch to Puron® ain't cheap.

My recommendation for every Home-owner/buyer/seller, arm yourself with a Home Warranty that will cover the expensive switch to Puron®. Home Warranty of America, Old Republic and American Home Shield will have you covered if, no make that when, your AC decides to call it quits or needs servicing.

Laura - thanks for the AC information.  Did you know that the positive ions emitted from Freon can actually cause cancer?  Just wish the switch was more affordable.  Cherise
