Wondering if Blackhawk would be good place to invest your money and buy a home?
Here is a chart that I provide to my clients to help them make great investment decisions when they buy a home (see below).
This chart displays all of the average sold prices for homes in Blackhawk per year and calculates the appreciation home owners enjoyed over the last 10 years.
Buyers reading this chart should pay attention to a couple of things:
1. Blackhawk home owners enjoyed on average a 43.47% increase in home values from 2005-2015.
2. During 2005-2010, homeowners values only increased on average 5.94%. During this time we had a recession. The market is cyclical and a recession is very likely in our future in the next couple of years. If this neighborhood had close to stagnant increase in value during this time, then this could very likely happen again. History often does repeat itself when it comes to the real estate market. Not all neighborhoods experienced this during the recession in Austin and the surrounding areas. So if you are considering buying a home in Blackhawk now, keep this in mind. Plan to own the home through the market cycle (or you could be upside down in the home when recession hits.)
