Welcome to the first of many Twin Creeks market updates. I am currently a resident in Twin Creeks and LOVE my neighborhood! My wish for these blogs is to keep the residents and interested potential buyers and sellers up to date on the market statistics for our neighborhood, so you can make smart real estate decisions (and consider hiring me to help you make them!) This is something that I do weekly for all of my clients that list their homes with me. This type of report is an absolute must to review if you are thinking about selling your home. At this time, Twin Creeks does not have any 1-story homes for sale! So if you have a 1-story home and you are thinking about selling your home...NOW is the time when demand for your home will be the highest! And you may have a potential to get multiple offers in our market, as 1-story homes are usually in good demand in Cedar Park (especially if you have a 3-car garage). There are three 1-story homes currently under contract (selling within an average of around 30 days). In the last 90 days, 1-story homes have sold at an average of $113/SF and at price points ranging between $210,000 - $295,000.
The market for 2-story homes is also strong at this time. Two homes went under contract in the last week (please email me if you want to see more details on these properties and what buyers are responding to in the market). In the last 90 days, 2-story homes have sold at an average price of $106/SF and an average of 78 days on the market.
Current calculations show Twin Creeks having around 1 months of inventory on the market (this number is calculated by the number of homes currently on the market divided by the number of homes that have sold in the last 30 days). One month's of inventory makes Twin Creeks a Strong Seller's Market at this time (6 months of inventory would be a stable market and more than 6 months of inventory would be a buyers market).
