Why do people live here?

What is now Canyon Creek was once the ranch and hunting land of former US Congressman Jake Pickle and the now established neighborhood has preserved much of the natural beauty the area has to offer (1).  The picture at the bottom was taken on my drive down Boulder Lane and gives you a good feel for what the drive through neighborhood is like.  Large oak and pecan trees form a near canopy in some areas.  The lanes are wide and winding and the easements are expansive and well maintained.  Many of the homes in the area back up against the rare, protected greenbelt area.  It really is a pretty area and the homes are built to match.

At the time of posting in mid-June, 2015, there are currently 14 homes on the market.  Looking at data from the MLS for 2014, here are some average data points for all homes in Canyon Creek for all of 2014:

* 4 beds, 3 baths
* 2,951 square feet
* $410,386
* $141.25/sq foot
* 29 days on the market

More importantly, when comparing 2009 MLS data to 2014 MLS data, we see there has been over 35% incease in price per square feet; $141.25 in 2014 as compared to $104.61 in 2009.  The average home has become smaller (relative to 2009), but more valuable.  In the past five years, homes have appreciated by nearly 27% and more than 50% in the past 10 years. Below you'll see a home prices compared in that 10 year period.


Canyon Creek is located east of 620 and just a mile or two before you hit Anderson Mill as you head north and includes a nice array of amenities, including a junior olympic size pool and Trailhead park, which offers a 2.5 mile hiking trail.  Best of all, you're just a short drive to a few Austin originals; Torchy's, Dos Chivos, Noble Sandwiches and Jenna's Asian Kitchen...and I'm going to include Spec's since they're from Houston!  As you know, when entertaining friends at the house it's always helpful to have a liquor store nearby!

 

What schools will the kids attend?
